A Smart Building within ITU campus – The University Library

The university library smart building system consists of five main elements:

  1. A centralized technical management system
  2. Smart metering
  3. DALI lighting management system
  4. An attendance counting system
  5. A smart Grid

 

1- The Centralized Technical Management System (CTMS)

The centralized technical management system ensures:

  • Simple, rational use of equipment and installations
  • Optimization of operating costs, particularly energy consumption
  • Ongoing monitoring of technical equipment to facilitate maintenance.

The architecture of this system enables all technical functions and information to be managed in such a way as to ensure automatic and rational monitoring, supervision, maintenance and control of installations of:

  • Air conditioning and climate control
  • Lighting
  • Electricity meters
  • Water meters
  • Sensors
  • Electrical and fluid installation status
  • Electrical energy and renewable energy sources
  • Alarms generated by IT equipment.

 

2- Smart metering

The smart metering system:

  • Archives all electricity and water consumption and costs,
  • Analyzes all electricity and water consumption and costs
  • Generates energy consumption and cost analysis reports automatically
  • Presents customized reports to monitor key performance indicators
  • Tracks changes in energy performance indicators
  • Analyzes consumption by time period (peak, full, off-peak)
  • Schedules automatic dispatch of generated reports to management staff
  • Compares energy consumption by hour, day, month and year
  • Calculates savings in Dirhams and in the carbon emissions avoided by the use of the smart metering system
  • Integrates solar panels production and the resulting carbon emissions avoided.

 

3- Lighting management using DALI protocol

The DALI lighting management system can be controlled by the CTMS. The system control units and luminosity detectors enable lighting intensity variation according to need and current standards, ensuring visual comfort at low cost throughout the day.

 

4- The attendance counting system

Smart cameras are installed at all the building doors and floor entrances. The attendance counting system is integrated into the CTMS, and the number of people in the building and on each floor is displayed in real time on the CTMS.

 

5- Smart Grid

The system is capable of integrating the smart grid solution and implementing smart optimization and control algorithms.

The CTMS system can communicate with the renewable energy inverters and other sources, such as generators, and make optimizations to enhance solar energy production and maximize energy efficiency.
